Is Central Kentucky a Buyer’s Market Right Now? Nationally, yes. Locally, it's more complicated than the headlines suggest. Redfin reported that U.S. home sellers outnumbered buyers by 57.9 percent in August, the widest gap in its records going back to 2013. That is a real shift in leverage. But leverage at the national level and leverage in Boyle County are not the same thing, and a Central Kentucky buyer who assumes the national numbers apply here in full is going to be surprised at the negotiating table.

What the National Numbers Actually Show

Redfin counted roughly 1.53 million active sellers against about 972,300 active buyers in August, the widest gap the company has tracked. The imbalance is concentrated in the Sun Belt. Nashville, Miami and Houston each had more than double the sellers as buyers. The national median time on market sits at 50 days, and inventory nationally is at its highest level since 2020.

None of that is Central Kentucky's story. It is a national average built heavily on the Sun Belt's building boom, and it explains why national real estate coverage can feel disconnected from what is actually happening in Boyle, Lincoln, Garrard or Mercer County.

What Boyle County's Own Numbers Show

Per Imagine MLS, the average days on market for a residential listing in Boyle County was 62.9 days in August, close to the national figure, up from 34.4 days in July. That is a real jump, and it says buyers here do have more room to look than they did a few months ago.

But look at the other number that matters: the sale-to-list price ratio. In August, Boyle County homes sold at 97.5 percent of list price, on average, roughly the same range the county has held all year. That is not what a Sun Belt buyer's market looks like. In Nashville or Houston, sellers are routinely cutting price to find a buyer. In Boyle County, sellers who price correctly are still getting close to full ask.

Active inventory here has also been climbing, from 85 listings in March to 123 in August, giving buyers more to choose from than earlier in the year. More choices and slightly longer timelines are real. A collapse in what sellers can command is not, at least not yet, in this county.

Why Prices Aren't Following the "Buyer's Market" Script

The plain answer is a housing shortage that predates this year's inventory increase. Mortgage rates near 7 percent and several years of rising prices have sidelined a lot of would-be buyers, which is exactly what is producing the national seller surplus. But supply has not caught up with the shortage that built up over the last several years. If rates ease or the broader economic picture stabilizes, sidelined buyers can re-enter quickly, and that alone could tighten things back up.

What This Means If You're Deciding Right Now

For buyers, the practical takeaway is real: more time to look, a stronger negotiating position on repairs, closing costs and terms, and less pressure to make a rushed offer. For sellers, the honest read is that most people listing right now want to sell, not need to. With many owners sitting on equity and rates well below today's market, the math only works if the seller gets close to what they're actually asking for, and Boyle County's own numbers suggest that is still happening for correctly priced homes.

The result locally is a market that has slowed down without breaking down. Central Kentucky is not immune to the national trend, but it is not living inside the Sun Belt headline either.
