Days on market isn`t a red flag. It`s a price signal wearing a time costume. ⏱️

A house listed 90 days isn`t automatically a problem house. A house listed 10 days isn`t automatically a good one. The number just measures how long the asking price has been wrong.

Here`s how it`s actually playing out across our four counties right now. Boyle County averaged 62.9 days last month, after swinging as low as 32.4 and as high as 69.6 over the past year. Lincoln averaged 60.2, but ranged from 24.3 days all the way up to 132.9. Garrard averaged 76.8. Mercer averaged 44.1, the steadiest of the four.

For buyers, a long listed home is a clue, not a verdict. Sometimes it`s a real issue. Sometimes it`s a seller who started high and has been walking the price down since. That second one is an opportunity.

For sellers, the first couple weeks are the most attention your listing will ever get. Price it wrong then, and you spend the following months buying that attention back at a discount.

And yes, there are exceptions to all of this. Every market has a home that`s priced right and still sits longer than it should. That`s exactly why it helps to have someone in your corner pulling the actual data instead of guessing.
